But what does a maintenance visit actually involve? What does the engineer do, how long does it take, and is it really worth it?

Why Regular Maintenance Isn’t Optional

Air conditioning systems work hard, sometimes year-round if you’re using them for heating as well as cooling. Like any mechanical system, they accumulate wear, collect dust and debris, and can develop small issues that, left unchecked, become expensive problems.

 

Most manufacturers recommend servicing your system at least once a year. Skip it, and you risk voiding your warranty, reduced efficiency (which shows up on your energy bills), and a shorter overall lifespan for your unit. Regular maintenance keeps all of that in check.

Filter Inspection and Cleaning

The first thing we’ll check is the air filters in your indoor unit. Filters trap dust, pollen, pet dander and other particles from the air, which is great for air quality, but means they get clogged over time. Blocked filters force the unit to work harder, reduce airflow and can cause the system to overheat.

 

During a maintenance visit, we’ll remove, inspect and clean or replace the filters as needed. It’s a simple step, but it has a significant impact on how efficiently your system runs.

Evaporator and Condenser Coil Cleaning

Your air conditioning system has two sets of coils: the evaporator coil inside the indoor unit, and the condenser coil in the outdoor unit. Both are responsible for the heat transfer process that allows your system to cool your space, and both can accumulate dirt and grime over time.

Dirty coils reduce the system’s ability to transfer heat efficiently, which means it uses more energy to achieve the same result. We’ll inspect and clean both sets of coils during a maintenance visit, restoring as much of the system’s original efficiency as possible.

Refrigerant Level Check

Refrigerant is the substance that circulates through your system and carries heat from inside your property to the outside. If levels are low, usually the result of a slow leak somewhere in the system, your unit will struggle to cool effectively and will work harder than it should.

 

As F-Gas accredited engineers, our team is legally qualified to check and top up refrigerant levels. If we find levels are low, we’ll also check for the source of any leak before recharging the system, simply topping up without identifying a leak just means you’ll be back in the same position within months.

Condensate Drain Inspection and Clearance

As your air conditioning unit cools the air, it also removes moisture, and that water needs to drain away somewhere. The condensate drain line carries this water out of the unit and away from your property. Over time, algae, mould and debris can build up and cause blockages, leading to water backing up and leaking inside.

 

We’ll inspect and flush the condensate drain during every maintenance visit to make sure it’s clear and flowing freely. It’s one of those things that’s easy to overlook but causes real damage when it goes wrong.

Electrical and Component Inspection

We’ll carry out a thorough check of the electrical components within your system, including:

 

  • Wiring connections and terminals, checking for any signs of wear, corrosion or loose connections
  • Capacitors and contactors, components that can degrade over time and cause starting problems
  • Fan motors and blades, checked for wear and cleaned to ensure optimal airflow
  • The thermostat and control panel, to ensure the system is responding correctly to settings

 

Catching electrical issues early is one of the most important outcomes of a maintenance visit, both for the safety of the system and to prevent a small problem becoming a costly breakdown.

Full System Performance Test

Once we’ve worked through all the individual checks, we run the system through a full performance test, checking airflow temperature, verifying that cooling and heating modes are both working correctly, and confirming that all controls and sensors are responding as they should.

How Long Does a Maintenance Visit Take?

For a standard domestic wall mounted system, a maintenance visit typically takes between 60 and 90 minutes. Larger or more complex systems, ducted installations, VRF systems or commercial units, will naturally take longer depending on the number of indoor units and the complexity of the setup.
